As the Centre Manager at Broll, you will oversee the comprehensive management of the Centre, focusing on optimizing investment growth and maximizing income through effective operations and asset control. Your role includes managing budgets, overseeing leasing contracts, procuring services, and handling maintenance to ensure that all facilities are maintained in top condition. You will also be responsible for implementing departmental policies and ensuring compliance with health and safety regulations, all while keeping Senior Management informed of key activities and challenges.
Key Responsibilities:
- Centre Operations Management: Stay updated on market trends, tenant movements, and landlord strategies. Attend relevant industry meetings and manage ongoing projects to maintain high standards of building grade.
- Client Reporting: Provide timely and accurate information to clients, analyze financial performance, monitor turnover rentals, and manage municipal and general recoveries.
- Planning and Budgeting: Prepare and manage budgets, conduct financial forecasts, and review market rentals to ensure competitive rates. Assist in business planning and monitor Capex and TI requirements.
- Debtors and Creditors Management: Oversee monthly interactions with Debtors and recommend legal actions when necessary. Manage arrears and motivate write-offs to Senior Management.
- Tenant Relations: Handle lease negotiations, ensure timely lease renewals, and maintain strong tenant relationships. Manage new installations and oversee tenant promotions and marketing efforts.
- Expense and Financial Control: Authorize payments, manage wage allocations, and ensure cost-effectiveness in contractor performance. Prepare financial statements and manage operating costs.
- Asset Management: Implement preventative maintenance programs, oversee refurbishments and repairs, and ensure compliance with statutory requirements.
- Security and Safety: Develop and manage security plans, oversee security personnel, and ensure emergency preparedness. Report security incidents and ensure adherence to occupational health and safety regulations.
- Personnel Management: Provide leadership and supervision to Centre staff, conduct performance appraisals, and manage staffing levels. Ensure effective training and employee development.

Qualifications:
- Education: Matric (required). Additional training in Centre management and maintenance is preferred.
- Experience: Minimum of five years in a related field, including at least two years in a supervisory role.
- Knowledge: Extensive understanding of Centre management procedures, budgeting, service contracts, and leasing agreements.
- Skills: Excellent leadership, problem-solving abilities, and communication skills. Proficient in using maintenance equipment and computer applications.
